Our policy for how we use information that you provide us, or that we collect through your use of our website, is set forth below. Please note that by visiting our website, you are accepting the practices described in this notice.
The information we collect
When you visit our website, we collect information that helps us understand how people use our site so that we can continue to make it more useful and valuable over time. In addition to gathering basic usage information, we also collect information that helps us monitor network traffic and enables us to identify unauthorised or unusual activity on the site.
The specific information we collect includes:
When you browse the site
- Your IP address. Every request reaches our hosting provider, and our rate-limiting provider counts requests from each IP address over a 60-second window to stop abuse of our forms. Browsing alone does not save your IP address in our database.
- The pages you view and how you use them, measured by PostHog, including recordings of how pages are used. Until you choose Accept in the cookie banner, PostHog keeps nothing on your device.
- If you choose Accept, visit statistics from Google Analytics, and an identifier that lets PostHog connect your visits. The details are in our Cookie Policy.
- Page performance measurements from Vercel Speed Insights, which does not set cookies.
When you send us an enquiry
- The details you enter: your name and email address, and, where the form asks for them, your phone number, your message, the number of bedrooms, your budget, your purchase timeline, when and how you would like us to contact you or arrange a viewing, and the language you would like us to speak. If you add to an enquiry afterwards, the property type, timeframe, areas and requirements you give us.
- The listing or development you asked about, the language of the page, and any campaign tags (UTM) in the link that brought you to the site.
- Information recorded automatically with the enquiry: your IP address; your approximate location (country, region and city) as reported by our hosting provider; your browser, operating system, device type and the full identification string your browser sends (user agent); the page that referred you; the country of your phone number; and the date and time.
When you use a quiz
- Each answer you give, recorded with a random identifier and not with your name.
- If you send us your details at the end of a quiz, they are recorded as an enquiry, together with your answers and the areas or developments the quiz suggested.
When you open a selection we prepared for you
- When you open a property selection we sent you, the date and time, your device type, browser and operating system, and your approximate country and city, recorded against the selection we made for you.
- When you click a listing in it, which listing you clicked and your device type.
When a form is shown
- Which enquiry form was shown and on which page. Nothing about you is recorded.
Favourites
- Properties you save as favourites are kept only in your own browser and are not sent to us. A favourites link you share contains only the listings' references.
Any information you provide to Smartmove Estates Marbella SL over this website is maintained by Smartmove Estates Marbella SL, and is stored and processed on our behalf by the service providers listed below. We will not sell any information we collect nor will we share it with third party organisations unless required by applicable law or valid legal process.
By submitting your information on the form provided, you agree that Smartmove Estates Marbella SL may use the information provided by you to send you articles of interest, promotions or information about third parties which we feel may be of interest. You may change your mind at any time and will be given the option to unsubscribe or opt-out of future direct-mail correspondence.
Service providers
These companies run parts of this website for us and process information on our behalf:
- Supabase: our database, file storage, and sign-in for our staff. Enquiries and the records described above are stored here, and some images are served from it.
- Vercel: hosts the website. Every request passes through Vercel, including your IP address, and Vercel supplies the approximate location recorded with an enquiry. Vercel Speed Insights measures page performance.
- Cloudflare: delivers property images and map tiles.
- GitHub: serves the Protomaps fonts and icons drawn on our maps (protomaps.github.io), which your browser loads when a map is shown.
- Resend: sends our team an email with the details of each new enquiry.
- PostHog (EU cloud): product analytics, error reports and session recordings.
- Google Analytics: visit statistics, loaded only after you choose Accept in the cookie banner.
- Upstash: rate limiting, which counts requests from your IP address.
The site can also load the Meta Pixel for marketing measurement, only after you choose Accept. It is not enabled at present.
Property listings from the Resales Online network are shown on this site. We do not send your details to Resales Online.
How long we keep information
We do not currently delete the information described above automatically after a set period.
